Booking conditions

This Hire Agreement shall be between the Hirer and the Property Owner.

For a booking made more than 1 month before the start date of your stay, please provide a non-returnable deposit of £50 to secure the booking. The balance, plus the deposit and any additional hire, is then due 1 month prior to the start date. For bookings made within 1 month of your start date, full payment is required which includes a non-returnable deposit of £50.

Balance Payment
Upon payment of the deposit, and subject to acceptance of the booking, the applicant becomes liable for the balance of the rent 1 month before the start date.

The property is equipped with duvets and pillows and we also provide tea towels. Duvet covers, pillowcases and towels are included in the price.

Gas, Electricity & Water
The rental cost is inclusive of all gas, electricity and water.

Sleeping capacity
The property may not be occupied by persons other than those named below. The Hirer shall not part with possession of the Property or share it except with members of the party named below:

The Agreement is made on the understanding that the property will be available for the date stated. In the unlikely event that the property is not available through events arising out of the control of the Owner, the Owner may be forced to cancel the booking. The Hirer will be advised of such circumstances as early as possible and the Owner will refund all monies paid, in full, but the Hirer will have no further claim against the Owner.

The Hirer and other members of the party must not cause annoyance or become a nuisance to occupants of the neighbouring properties.

Occupation Times
Tenancies commence after 4pm on the start date of your holiday and terminate at 10am on the finish date of your booking. The Hirer may not enter before 4pm on the commencement date and the property must be vacated by 10am on the termination date.

All bookings are accepted on the condition that the property is left in a clean and tidy condition and that all breakages or any damages will be paid for by the person who made the booking.

The Property Owner or their representatives shall be allowed reasonable access to the property during the holiday occupancy if they deem it necessary.

The property is strictly non-smoking.

With regret, we are unable to accept dogs with the exception of assistance dogs.

Personal Belongings
Luggage and personal belongings are at the Hirer's risk and no responsibility can be accepted for loss or damage to such items.

We recommend that the Hirer takes out insurance to cover the costs of events such as losses, damage to personal belongings and cancellation.

In the event of a cancellation being received in writing, the Owner will endeavour to re-let the property and, if successful, will refund any monies already paid, less administration costs.
If the property is not re-let for any reason, the Owner will refund an amount representing reasonable running costs which, due to the cancellation, have not been incurred by the Owner.
The above amounts will be at the Owner's discretion.
